Inside UAD 3.6: Why 4,000+ New Rules Will Finally Reduce the Back-and-Forth in Appraisals

Most discussion of UAD 3.6 stays at the high level — new data formats, modernized forms, interoperability — but the real story is in the weeds that software vendors like apprAIz have had to work through. UAD 3.6 is one of the most rigorously engineered data standards the industry has seen: Appendix A alone contains over 3,300 rules governing everything from field-level data types to conditional logic, ensuring every transmitted appraisal is structurally correct, not just "close enough." Appendix F adds cross-field consistency and data integrity rules so that values reconcile logically across the report. Appendix H adds another 700+ rules aimed squarely at software vendors, dictating how validation has to happen before an appraiser ever hits submit — more than 4,000 built-in guardrails in total.

Why this attacks the pain points at the root

That matters because the familiar pain points — revisions, clarifications, formatting issues, non-standard commentary, vendor-specific validation discrepancies — get attacked at the root. Because vendors now have to comply with 700+ governance rules, the ecosystem becomes far more consistent: appraisers stop having to guess why a form passes validation in one system but fails in another, lenders and AMCs receive cleaner structured data, and the constant cycle of "can you revise line X" or "this field didn't map correctly" starts to fade.

A compliant appraisal, compliant everywhere

These rules won't eliminate every revision, but they should drastically reduce the unnecessary ones, with a simple underlying goal: a compliant appraisal should be compliant everywhere. No more ambiguous data, no more formatting interpretation, no more back-and-forth caused by the software itself — a win for appraisers, lenders, AMCs, and every workflow partner in between, and real credit to Fannie Mae and Freddie Mac for the depth of engineering behind it. Not every vendor has implemented all 4,000+ rules the same way yet — our buyer's-guide checklist covers what to verify before you commit to one.
