User Agreement
Last updated: October 1, 2026
The short version (the full terms below control)
- Monthly and annual plans renew automatically until you cancel. Per-Report purchases are one-time and never renew.
- Cancel anytime in your account settings. You keep access until the end of the period you’ve paid for. No refunds for partial periods.
- apprAIz helps you prepare and review appraisals. You’re still the appraiser and responsible for every report you sign.
- One user per paid subscription. For business use only.
Welcome to apprAIz. These terms are an agreement between you and apprAIz Corporation, a Delaware corporation (“apprAIz,” “we,” or “us”). They cover your use of valurAIz, Quality Check, our mobile apps, and related services (the “Services”).
By checking the box at checkout, creating an account, or using the Services, you agree to these terms and to our Privacy Policy. If you’re signing up for a company or appraisal firm, you confirm that you can bind it to these terms, and “you” includes that organization.
1. Your account
- The Services are for business use by appraisal professionals and firms. They are not for personal or household use. You must be at least 18.
- You confirm that you hold, and will keep, every license and certification the law requires for the appraisal work you do.
- Each paid subscription or Per-Report purchase is for one person with one login. Don’t share your login. Anyone who needs to generate reports needs their own paid subscription. Others can join as free team members (see Section 3).
- Keep your account information accurate and your password secure. You’re responsible for activity under your account. Tell us at support@appraiz.biz if you think someone has accessed it without permission.
2. Plans and billing
Your options. You can buy a monthly subscription, an annual subscription, or a one-time Per-Report purchase. Prices and what each option includes are shown on our pricing page and at checkout.
Automatic renewal. Monthly and annual subscriptions start at checkout and renew automatically at the end of each billing period, every month or every year, until you cancel. You authorize us to charge your payment method, through our payment processor Stripe, the price shown at checkout for your billing period, on or about the same date each month or year.
Annual renewal reminder. If you have an annual subscription, we’ll email you at least 30 days before each renewal with the renewal date, the price, and how to cancel.
Cancellation. Cancel anytime in your account settings or by emailing support@appraiz.biz. We’ll confirm by email. Your cancellation takes effect at the end of your current billing period (month or year). You keep access until then, and you won’t be charged again.
No refunds. Payments are non-refundable, including for partial months or years and unused time, except where the law requires a refund or these terms say otherwise.
Price changes. We’ll email you at least 14 days before a price change takes effect for your subscription. A new price applies from your next billing period, so annual subscribers keep their current price until their next renewal. If you don’t want to pay the new price, you can cancel before it applies. Price changes for Per-Report purchases apply only to future purchases.
Per-Report purchases. A Per-Report purchase is a one-time payment for one valurAIz report credit. It isn’t a subscription and never renews. Each credit covers one report and expires 3 months after purchase if you don’t use it. Credits are non-refundable once you generate the report, and expired credits can’t be refunded. Per-Report purchases don’t include Quality Check or free team members. You can access and download each report and its workfile for 90 days after you generate it.
Free trials and delayed payments. If we offer a free trial or a delayed first payment, we’ll show the date and amount of your first charge at checkout, and you can cancel before then to avoid being charged.
Changing plans. Upgrades (for example, from Core to Pro) take effect immediately, and we’ll charge a prorated amount for the rest of your billing period. Downgrades take effect at your next renewal. Switching from monthly to annual takes effect at your next monthly renewal. Switching from annual to monthly takes effect at your next annual renewal.
Failed payments. If a payment fails, we’ll let you know and may retry it. If it’s still unpaid 10 days after our notice, we may pause your access until it’s paid.
Enterprise. Enterprise plans and volume pricing require a separate order form signed by apprAIz. If that order form conflicts with these terms, the order form controls.
3. Free team members
Inviting team members. If you have a paid subscription (a “Subscriber”), you may invite trainees, administrative staff, and other appraisers to work with you as free team members, up to the number and for the period included in your plan, as shown on our pricing page or when you send the invite.
What team members can do. Team members can view, enter, and edit information in the Subscriber’s files. Team members can’t generate, finalize, sign, or deliver reports. Only a Subscriber can. Subscribers may not use team member accounts, or share their own login, to avoid buying a paid subscription for someone who generates reports.
Subscriber responsibilities. As a Subscriber, you choose who to invite and you’re responsible for your team members’ use of the Services under your account. That includes supervising trainees as required by USPAP and your state’s appraiser rules, and removing people who no longer work with you. Information your team members add to your files is part of Your Content, and you control it.
If you’re a team member. You agree to these terms when you accept an invite. You don’t pay anything, and Section 2 (billing) doesn’t apply to you. The Subscriber who invited you can see and control the work you do in their files. Your free access ends when your free period ends, when the Subscriber removes you or their subscription ends, or if we end free access with notice. It doesn’t turn into a paid subscription automatically. To generate reports, you’ll need your own paid subscription.
4. Using apprAIz
As long as you follow these terms and pay for your subscription or Per-Report purchase, you may use the Services included in your plan for your own appraisal business. You may deliver reports you prepare with the Services to your clients, such as lenders and appraisal management companies. Don’t give clients access to the Services themselves, and don’t suggest that apprAIz prepared or is responsible for your appraisal.
Please don’t:
- resell, sublicense, or share access to the Services;
- reverse engineer the Services or try to extract our source code, models, or validation logic;
- use the Services or their results to build, train, or benchmark a competing product or AI model;
- scrape the Services, get around usage limits or security measures, or test for vulnerabilities without our permission;
- upload malware or content you don’t have the right to use; or
- use the Services to break the law, including fair housing and fair lending laws.
We may suspend accounts that break these rules. Where practical, we’ll tell you first and give you a chance to fix the problem.
We improve the Services regularly. We won’t remove core features of your plan during a period you’ve already paid for. Features labeled “beta” may change or go away at any time. We offer support by email, chat, and phone, 9 a.m. to 6 p.m. Pacific Time on business days. We aim for 99.5% monthly uptime, not counting scheduled maintenance, but we can’t guarantee it.
5. You’re the appraiser
apprAIz, including its AI features, is a tool that helps you prepare and review your work. It does not perform appraisals or replace your professional judgment. apprAIz is not an appraiser, appraisal management company, or lender.
Review everything before you rely on it, including auto-filled data, AI-drafted commentary, image recognition results, and LiDAR sketches and measurements. You are responsible for every report you sign or deliver. That includes compliance with USPAP, the law, appraiser independence requirements, and your clients’ and the GSEs’ requirements.
Quality Check flags potential issues for you to consider. It may miss some issues and may flag things that aren’t problems. We don’t guarantee that any report will comply with any standard, be accepted by any lender, appraisal management company, or GSE, or avoid revision requests.
6. Your data
You own your content. You keep all rights to the property data, photos, measurements, workfiles, reports, and other materials you put into the Services (“Your Content”).
How we use it. You let us host, process, and display Your Content as needed to run, secure, and support the Services for you. You also let us create de-identified, aggregated data from Your Content and use it to improve and train our products. De-identified data doesn’t identify you, any borrower, any property owner, or any other person, and we won’t try to re-identify it. We also collect technical usage data, such as log-ins and feature use, to run and improve the Services. We never sell Your Content.
Your responsibilities. You confirm that you have the rights and consents needed to upload Your Content and share your reports with clients. You’re responsible for keeping your own copies of workfiles and reports for as long as USPAP, the law, or your clients require.
Security. We use commercially reasonable safeguards to protect Your Content. If we confirm a security breach affecting Your Content, we’ll notify you without undue delay and as the law requires.
After you cancel. You can request an export of Your Content by emailing support@appraiz.biz within 30 days after your subscription ends or, for Per-Report purchases, after your access period ends. After that, we may delete it, except where the law requires us to keep it.
Our Privacy Policy explains how we handle personal information.
7. Third-party data
The Services may show data from third-party sources, such as MLS listings, public records, tax records, flood maps, and GIS data. We don’t create or verify that data, so check it before relying on it. If you connect your own MLS membership or data feed, you confirm that you’re allowed to use it this way.
8. Our property
apprAIz owns the Services, including our software, AI models, templates, report layouts, and de-identified data. Reports you create with the Services are yours to use. You may use and share Quality Check findings in your appraisal work, including with your clients, even after your subscription ends. If you send us feedback, we may use it freely.
9. Confidentiality
Each of us will protect the other’s non-public information, including Your Content and our non-public technology and plans. We’ll each use it only for this agreement, unless the law requires disclosure. This does not cover information that is public, already known, independently developed, or received lawfully from someone else.
10. Ending your subscription
You can cancel anytime (see Section 2). We may suspend or end your subscription if you seriously breach these terms and don’t fix the breach within 30 days after our notice. We may act immediately if you break the rules in Section 4, if the law requires it, or to protect the Services or other users. We may also end your subscription for any reason with 30 days’ notice. In that case, we’ll refund any prepaid fees for the unused time and any unused Per-Report credits. Sections 2 (as to amounts owed) and 5 through 16 survive after your subscription ends.
11. Disclaimers
THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DON’T PROMISE THAT THE SERVICES, THEIR RESULTS, OR THIRD-PARTY DATA WILL BE ACCURATE, COMPLETE, UNINTERRUPTED, OR FREE OF ERRORS.
12. Limitation of liability
TO THE FULLEST EXTENT THE LAW ALLOWS: (A) NEITHER OF US IS LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, MISSED DEADLINES, OR DELAYED LOAN CLOSINGS; AND (B) EACH OF OUR TOTAL LIABILITY UNDER THESE TERMS IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM, OR $100 IF YOU HAVEN’T PAID US ANYTHING. These limits don’t apply to amounts you owe us, your obligations under Section 13, your breach of Section 4, or liability that can’t legally be limited.
13. Indemnity
You’ll defend and indemnify apprAIz against third-party claims arising from Your Content, your breach of these terms, or the appraisal services you provide. We’ll defend and indemnify you against third-party claims that the Services, used as permitted, infringe someone’s U.S. intellectual property rights. This doesn’t apply to claims caused by Your Content, changes not made by us, or combining the Services with things we didn’t provide. If such a claim arises, we may modify the Services, get you the right to keep using them, or end your subscription and refund prepaid fees for unused time. The party asking for indemnity must notify the other promptly, let the other control the defense, and cooperate.
14. Changes to these terms
We may update these terms. If a change is material, we’ll email you or notify you in the Services at least 30 days before it takes effect. If you don’t agree, you can cancel before the change applies.
15. Disputes
If you have a concern, email us first at support@appraiz.biz, and we’ll try in good faith to resolve it within 30 days. These terms are governed by Delaware law, and any lawsuit must be brought in the state or federal courts in Delaware. Either party may seek an injunction in any court to protect its intellectual property or confidential information. You and apprAIz may bring claims only individually, not as part of a class or representative action, to the extent the law allows.
16. General
These terms, your checkout confirmation, and our Privacy Policy are the entire agreement between us about the Services. Our website Terms and Conditions apply only to use of our public website. For the Services, subscriptions, payments, and disputes, these terms control. You can’t transfer these terms without our consent. We may transfer them as part of a merger, acquisition, or sale of our business. Neither of us is liable for delays caused by events outside our reasonable control, but that doesn’t excuse payment. You won’t use the Services in violation of U.S. export or sanctions laws. If any part of these terms is unenforceable, the rest still applies. If we don’t enforce a term right away, we haven’t waived it. We may send notices to the email on your account. Legal notices to us go to apprAIz Corporation, 1478 Stockbridge Dr, San Jose, CA 95130, with a copy to support@appraiz.biz.
